The update of the West Palm Beach Downtown Master Plan, the zoning code for the downtown core, was a collaborative effort between the City's urban design staff and Zyscovich Architects. The update moved the regulations away from a form-based code to a hybrid that encouraged more sculptural buildings through the use of floor area ratio where appropriate.

In addition to updating the code, there was a need to reconsider the open spaces in the City's downtown.  The sketch explores the possibility of connecting the green spaces through the street grid.
